Guidelines for those, who look for accommodation to rent in Spain

Added: 12/05/2005

The Spanish Mediterranean has the best climate in Europe, no wonder that it has been the main place of attraction for tourists for past decades. Whether you visit Spain to have a holiday, to enjoy its culture, cuisine or landscapes, you will face the need to find a suitable place to stay. You may start to look for apartment on you own by reading the classified sections of local newspapers, or visiting websites, listing accommodations for rent in Spain. However, you can delegate the process of renting, by hiring Spanish estate agent.

Due to its mild climate with about 300 days of sun per year, a unique nature and numerous beaches, Spain is a very popular travel destination not only within Europe. In coastal provinces like Alicante, Castellón, Valencia, Baleares people enjoy the sun, the sea and quiet beaches all year round. Many foreign residents actually prefer their Spanish homes during the low season months, when tourists disappear, and the climate is still warm enough to enjoy fully all the advantages of living in the country or on the coast. People go to Spain for many reasons: to have a holiday, to enjoy the food, the laidback lifestyle, the rich culture, the outdoor activities...the list could be endless. Here is something for all kind of travelers, families or individuals eagerly get accommodation for rent in Majorca, Costa del Sol, Andalusia or Costa Blanca.

The best way to start looking for accommodation for rent in Spain is to read the classified sections of local newspapers, or go to the local estate agents; some travel agents also offer deals on short-term rentals.  If you want to delegate the renting of a property, it is a good idea to hire Spanish estate agent. Most inmobiliarias are prepared to take care of all the legalities of renting accommodation in exchange for a fee. You will be expected to pay them the equivalent of one months rent, if you will find a property that meet your needs with their help. This means that you will have to pay three months rent on signing the contract (one month for the agency, one month deposit and one month rent). Most estate agencies employ agents, who speak English and other European languages, depending on the area, and they take care of showing the property to you as a potential tenant.

If you want to rent accommodation somewhere before actually arriving, try looking at local city guides or one of the many websites, listing accommodation for rent in Spain. More and more people use the internet to advertise property for rent or for sale, so visit these sites to contact owners and compare prices. The properties they offer vary in price and style from luxury villas to charming country houses and city apartments. On websites you will find clear and accurate descriptions of every property available for rent in Spain, which enable you to make the best decision on your holiday accommodation.

You also can take advantage of the latest news on real estate market, such as establishment of new Rental Agency in Spain. Despite recent efforts by Spanish governments, aimed at giving fiscal incentives to people in rented accommodation, the actual market for long-term, good quality rented property remains relatively small compared to many other European countries. Earlier this year the government announced the establishment of a new Agency, aimed at encouraging people to rent in Spain more, so now real estate environment is favorable for signing rental agreement. The government aims to create a pool of 25,500 properties to rent in Spain over the next four years, and to offer them at a lower monthly rent than the current average, so that more young people and low-income families could afford to take this option.
